Easy three-step process

  1. Step 1

    Describe your Las Vegas property

Start with the address and the type of accommodation: a suite, condo or house. Tell us whether it already has a listing and which tasks you handle yourself. Bring the questions that interrupt your day, from calendar changes to finding the right person for a repair.

  2. Step 2

    Work through the operating plan

We check comparable homes by hand and arrange a call to explain the estimate. For your Las Vegas property, discuss the guest limit, presentation and existing service providers alongside that comparison. Use the conversation to clarify what Partner or Full Service would cover before choosing an arrangement.

  3. Step 3

Prepare the listing and the handover

A useful handover connects the booking information to the practical details of entering and preparing the property. Share the current instructions, photographs and inventory. Identify any decisions still needed from you so an attractive Las Vegas listing is backed by an operating plan you understand.

What we do

A clear, hands-on way to manage a short-term rental in Las Vegas, with the details handled by one team.

Explore our Las Vegas homes below: the collection includes suites at Vdara, a two-bedroom condo and Vino Merlot Escape. Use those listings to see the accommodation we manage, then bring your own property details to the conversation. Your estimate should explain the comparisons behind it, with room to discuss what makes your home different.

  1. Las Vegas suite living room with a sectional sofa, television and floor-to-ceiling windows

    Explain the accommodation

The word suite should tell a guest something useful. Describe the bedroom, living space and facilities in your Las Vegas listing, then let photographs show how they fit together. A clear description helps visitors compare the actual space with the needs of their group.

  2. Las Vegas resort pool deck with loungers, palm trees and high-rise buildings

Organize the work behind each stay

Treat the calendar as a starting point for property care. Work through access, preparation and maintenance with the people responsible for your suite or house. If you already have providers in Las Vegas, bring their responsibilities into the management discussion rather than leaving the handoff unclear.

  3. Las Vegas condo pool with loungers and high-rise buildings at dusk

    Make the arrival understandable

Ask what a first-time guest needs to know before reaching your door. For your property, that might include the correct entrance, how access works and where to find the house instructions. Give us the confirmed details so guest guidance describes the accommodation you are offering.

Listing and marketing

Our Las Vegas cards include several one-bedroom listings, but their guest capacities differ. That distinction belongs in the presentation of a home, alongside photographs that make the sleeping and living spaces understandable. We discuss the information needed for your Airbnb listing before treating a bedroom count as a complete description.

For a Vdara suite, identify the particular accommodation shown in each photograph; for a house such as Vino Merlot Escape, show how the rooms connect. Tell us which amenities are part of your property and which descriptions need updating. A guest should be able to read the listing without having to guess what is included in the stay.

Reservations

Begin with the calendar already attached to your Las Vegas rental. Existing reservations, dates you want for yourself and any planned work all need to be understood before a new management setup takes shape. Bring those records to the call so the conversation addresses actual commitments rather than an empty sample calendar.

A booking also needs accurate accommodation details. Check the guest limit against the sleeping arrangements you supply, especially if a living area has convertible furniture. We can discuss how listing information and reservation questions should use the same description of your suite, condo or house. Ask who will maintain that information when something changes.

Guest support

An arrival message needs to lead to the right property. Share the entry instructions for your Las Vegas accommodation, the access method and anything a visitor must arrange before arrival. For a suite, explain the route to the unit using confirmed instructions; for a house, describe how guests identify and enter the correct home.

Keep appliance guidance and property contacts with those arrival details. Tell us which questions guests have asked before and which instructions depend on equipment inside your unit. We discuss the support responsibilities and the information needed to answer questions about your home, including how a maintenance concern should reach the person who can address it.

Cleaning and maintenance

Preparation should follow the actual inventory. A furnished Vdara suite and a three-bedroom home have different spaces to check, so bring a room list and identify the equipment in your property. Discuss who prepares each area, how access is arranged for that work and which purchases need an owner decision.

With Partner management, you keep your own cleaning and maintenance team. Explain how your Las Vegas providers currently receive bookings and report completed work. If you want Full Service, ask us to outline the proposed coordination for your accommodation. Use the same conversation to flag unfinished repairs or inventory changes that should be resolved before new photographs or guest instructions are prepared.

Permits and taxes

For Las Vegas owners, establishing the jurisdiction is part of preparing the rental. Our rules page links separately to City of Las Vegas materials and Clark County guidance. Take the property's official parcel details and existing licenses to the appropriate agency before assuming a residential short-term rental application covers your accommodation.

Ask which license category and lodging-tax reporting apply to the proposed use of your suite or house. Keep the answer with your operating records and distinguish it from the description used on a booking website. We can discuss the management tasks you need help organizing, while property eligibility and tax requirements should be confirmed against the official sources linked from this site.

Free income estimate for your Las Vegas home

Tell us where your Las Vegas property is and how many bedrooms it has. We check real comparable homes by hand, then book a call to walk through the results. Include whether the accommodation is a suite, condo or house so we can ask about the spaces and amenities that matter to the comparison.

Send the current listing if you have one, or describe the rooms and guest capacity in the notes. Mention planned work separately from features already available. The point of the estimate conversation is to make the assumptions visible, so you can assess the proposed management plan with your own property in mind.

At BnBGenius he works on the automation itself — the guest messaging, the task dispatch that fires on checkout, and the voice agent that answers the phone when a guest calls and nobody is free to pick up. He built it to give a host with one to five listings the tools a manager with hundreds of properties already has.

Las Vegas Airbnb property management questions

What does management cost?

Partner is 10%. Owner keeps their own cleaning and maintenance team.

Full Service is from 20%.

There is a one-time $500 onboarding charge.

Does a Las Vegas address tell me which rental license I need?

Check the government boundary before choosing a licensing checklist. Clark County says its ordinance applies only to properties in unincorporated Clark County. The City has a separate application and eligibility process for residential short-term rentals. An address described as Las Vegas in a booking listing does not establish City license eligibility. Start with the parcel and ask the responsible licensing office which category applies to the proposed use.

Which properties can I compare with my suite or house?

Our Las Vegas collection includes Vdara suites, a two-bedroom condo and Vino Merlot Escape, a three-bedroom home. Open the listing cards to compare the actual rooms and guest limits. A suite should be assessed against accommodation offering a similar stay, while a house needs comparisons that reflect its layout and amenities. Send your address and photographs so we can explain which homes we considered and where the comparison has limits.

Can the listing describe a bedroom and guest capacity differently?

Yes. The saved listing for Outstanding Location shows one bedroom and capacity for six guests, while the one-bedroom Vdara listings each show capacity for four. Bedroom count alone does not describe all sleeping arrangements. For your Airbnb listing, supply the actual beds, any convertible sleeping space and the intended guest limit. We can discuss how to explain that arrangement without implying there are extra bedrooms.

What should I send if another manager handles my Las Vegas rental?

Bring the current listing, future reservations, your management agreement and the details of anyone with access to the home. For a furnished suite, include the inventory and access instructions; for a house, add the rooms and equipment that need regular attention. Ask us to explain the proposed handover responsibilities before changing a calendar or ending an existing arrangement. Any decisions about contract notice or booked stays need to follow the records for your property.

How should I approach dates I want to keep for myself?

Tell us which Las Vegas dates you are considering before discussing availability with a new manager. Bring the existing calendar so we can distinguish booked stays from plans you have not yet entered. Ask how owner-use requests, access and preparation would be handled under the proposed agreement. We can discuss the setup with you; this page does not establish an owner-use allowance or cancellation policy for existing reservations.
